§ 135. Residential Districts Established.
(a)
The following residential districts are hereby established: AR-20, RA-20, RA-12, RA-8, RA-6, and MHP. Each of these districts is designed and intended to secure for the persons who reside there a comfortable, healthy, safe, and pleasant environment in which to live, sheltered from incompatible and disruptive activities that properly belong in nonresidential districts. Other objectives of some of these districts are explained in the remainder of this section.
(b)
The AR-20 district is established as a district in which the principal use of land is for very low-density, single-family residential and agricultural purposes. Single-family detached residences and manufactured homes situated on individual lots are permitted in this district at a density of two and one tenth (2.1) dwelling units per acre. The AR-20 district is intended to encourage land uses that do not require major utility extensions and street improvements.
(c)
The RA-20 district is established to allow principally single-family residences, including manufactured homes on individual lots, at a density of two and one tenth (2.1) dwelling units per acre which are interspersed with large, undeveloped open areas.
(d)
The RA-12 district is established to allow primarily single-family residences on individual lots at a density of three and six-tenths (3.6) dwelling units per acre.
(e)
The RA-8 district is established to allow a variety of single-family residences, two-family residences, and multifamily residences (other than apartments) at a density of up to eight (8) dwelling units per acre.
(f)
The RA-6 district is established to allow a variety of single-family residences, two-family residences, and multifamily residences at a density of up to ten (10) units per acre.
(g)
The MHP district is established to allow primarily manufactured home parks in areas that have the necessary public utilities to support such developments.
